Florida has long been considered a hotspot for American retirement living, but many of the state’s coastal getaways are becoming increasingly unaffordable.
But a new study has revealed the top 10 most affordable beach towns for retirees, and found that six of them are in Florida.
To determine the best, least expensive coastal areas to retire in, Realtor.com analyzed census data to determine areas with a high percentage of residents 55 and older.
The researchers then looked at May listing data to find where properties were selling for the cheapest price per square foot.
Topping the list is Calabash, North Carolina, a quaint fishing village known as the Seafood Capital of the World.

The average home in Calabash is listed for sale for $367,100, according to Realtor.com, which is below the national average.
In addition to its renowned foodie spots, the town also offers a number of senior-friendly amenities.
“Retirees appreciate the affordable cost of living, pleasant climate, easy access to medical facilities, major highways and two airports,” said Lisa Ragland of Epic Realty.
“This charming coastal community, located on the North Carolina/South Carolina border, is far enough away from the vibrant Myrtle Beach area yet just steps away from the acclaimed golf courses, entertainment, culture, restaurants and shopping along the Grand Strand.”
In second place was Lillian, Alabama, with an average home price of $349,500.
The town is known for its tranquil waterways and natural beauty, with ample fishing and boating opportunities on Perdido Bay.
According to Realtor.com, Lillian has a population of less than 2,000 people, but it’s also just a short drive from the bustling, beautiful beaches of the Gulf Coast.
Coming in third is Punta Gorda, Florida, with an average home price of $429,000.
Florida’s warm climate and no state income tax make it an attractive retirement destination for many Americans, but this sleepy seaside town also offers residents plenty of big-city perks.
This includes an award-winning hospital and a convention center that will be home to art, wine and jazz festivals.
Sunset Beach, North Carolina, ranked fourth.
In addition to beautiful waterfront homes for sale at an average price of $339,900, residents also benefit from the low tax burden the state offers.
Not only is there no tax on Social Security benefits in North Carolina, but other retirement income is also taxed at just 4.75 percent.
Coming in fifth is Grant-Valkaria, Florida, with an average home price of $497,500.
In addition to more affordable properties, the town is located along five miles of the scenic Indian River Lagoon, providing plenty of opportunities for swimming, fishing, and boating.
The Sunshine State is also home to Englewood, which ranked sixth on the list.
Located on the southwest coast, the town has an average price of $439,300 and is rich in historic charm, markets, and fine dining.
Coming in next on Realtor.com’s ranking is Crystal River, Florida, where the average property price is $369,900.
Known as the manatee capital of the world, the area is rich in parks and wildlife, as well as easy access to golf courses and the Gulf of Mexico.
Plus, for those looking for big city amenities, Orlando and Tampa are just a little over an hour away by car.
Researchers decided to look at listing data for May 2024 to find properties with lower prices per square foot.
Coming in second is Lillian, Alabama, with a median home price of $349,500.
Coming in third was Punta Gorda, Florida, with an average home price of $429,000.
Coming in at number five is Grant Valkaria, Florida, located along five miles of the scenic Indian River Lagoon.
Arapahoe, North Carolina, came in at number eight with an average asking price of just $342,000.
With a population of less than 500 people, it’s perfect for those looking for a small-town experience.
There are also golf courses, country clubs, sailing schools and hospitals.
Coming in at No. 9 on the list is Venice, Florida, which boasts a vibrant downtown district with dozens of restaurants and shops along a beautiful coastline.
According to Realtor.com, the median property price in the town is $459,900, far less than some nearby areas.
Rounding out the list is Hudson, Florida, where the median price of a home for sale is just $350,000.
Located just 125 miles northwest of Miami and southeast of Orlando, this coastal town boasts natural beauty and a laid-back environment in addition to its proximity to the state’s major cities.
